Finance for ENT specialists

Consulting rooms, theatre lists and audiology under one roof. Lending that understands all three.

ENT specialists in Australia can access specialist lending across every part of the job: home loans at up to 95% LVR with no LMI, up to 100% of purchase price or valuation on owner-occupied practice premises, and equipment finance for consulting, surgical and audiology gear. ENT income is genuinely mixed, consulting in the rooms, procedural work on sessional theatre lists at private and day hospitals, and often public sessions on top, usually billed in your own name with service fees paid to a practice entity. Lenders assess that income well only when it is presented properly. MedX Finance is a specialist medical finance broker with access to 45+ lenders and deep experience across single and multi-location specialist practices.

How do lenders assess an ENT specialist's income?

An ENT file usually has three income streams moving at once: consulting fees from the rooms, procedural fees from sessional lists at private and day hospitals, and often a public appointment. Each stream behaves differently on paper, and a generalist bank tends to anchor on the weakest one. A lender who knows the profession, briefed properly by a specialist broker, assesses the combined picture, including where the procedural side is heading as your lists grow. That difference in reading is often the difference in what you can do next.

What can ENT specialists finance?

The rooms and everything in them: consulting fitout, examination equipment, microscopes and endoscopy towers, a stack that adds up quickly across a fully equipped suite. The premises themselves, at up to 100% of purchase price or valuation when owner-occupied. The home, at up to 95% LVR with no LMI under medico policy. And because there is typically little goodwill in specialist practice, referrals follow the doctor, buy-ins and practice purchases are structured around equity, premises and equipment, which MedX Finance arranges regularly.

Does adding audiology change the finance picture?

Often, yes, for the better. Audiology is a natural adjacency for ENT practices, and building it in means capital: sound-treated booths and diagnostic audiology equipment that add real cost to a fitout, plus the staff and working capital to run the service. Done well it deepens the practice and diversifies its income. The lending is structured so the audiology investment sits in the entity that earns from it, alongside the rest of the practice stack rather than tangled through it.

The ENT funding stack

Consulting rooms. Fitout, examination chairs, microscopes and endoscopy, financed against the assets in the entity that runs the practice.
Audiology. Booths, audiometry and diagnostic equipment as the practice extends into hearing services.
Premises. Up to 100% of purchase price or valuation on owner-occupied practice premises.
Buy-ins and equity. Little goodwill in specialist practice, so buy-ins are priced around equity, premises and equipment.
Home. Up to 95% LVR with no LMI under medico lending policy.

From first conversation to settlement

Plenty of our clients talk to us long before a loan exists: weighing a practice purchase, planning a fitout, or working out what their career unlocks. That early thinking costs nothing and is some of the most valuable work we do. And when you are ready to move, it runs like this:
1. Today: talk to a specialist. 15 minutes on your situation and goals. No credit check, no cost.
2. Within 48 hours: your lending strategy. Which lenders fit your stage and structure, what you can borrow, what it costs.
3. Application to approval. We package, submit and chase. Timing depends on the lender and the deal, and you will always know where things stand.
4. Approval to settlement. We coordinate through to the finish, and stay your broker for the loans that come after.

Frequently asked questions

My income comes from three places. Is that a problem for lenders?

Not when it is presented properly. Mixed income is normal in ENT, and the right lender reads consulting, procedural and public streams as diversification, not risk. The wrong lender anchors on one stream and discounts the rest. Lender selection is most of the game.

I am early in consultant practice and my lists are still building. Can I borrow now?

Often, yes. Medico policies can assess trajectory rather than only history, and the early consultant years are exactly when the deposit and LMI advantages matter most. A 48-hour lending strategy will show you what is realistic today and what unlocks next.

Should audiology equipment go in my name or the practice entity?

Usually the debt belongs where the income lands, which for audiology is typically the practice entity. The right answer depends on your structure, and we work through it with you and your accountant. This is general information, not advice.

I operate at a day hospital and want to look at ownership. Is that possible?

Yes, and it is more common than most ENT surgeons realise. Specialists co-owning day hospitals through their own entities is a structure MedX Finance knows well. See day hospital finance for how that lending works.

Does using MedX Finance cost me anything?

No. We are paid by the lender when your loan settles, and we are transparent about those arrangements. No cost, no obligation, ever.
