Practice fitout finance funds the design, construction and equipping of a medical, dental or veterinary practice space, whether you are opening new rooms or upgrading the ones you have. A well-structured package covers three things: the fitout works themselves, the equipment that goes into them, and the working capital to trade comfortably while patient numbers build. MedX Finance structures fitout packages across 45+ mainstream and specialist lenders as part of a broader medical practice finance strategy, with your lending strategy back within 48 hours.
More than the builder's invoice. A fitout is really three funding problems wearing one name: the physical works, the equipment, and the cash flow gap between opening day and a full appointment book. Funding only the first one is how new practices end up profitable on paper and short of cash in month three. The full breakdown is in the package section below.
Typically as a combination rather than a single loan: the fitout works funded under a business term loan, the equipment under asset finance where the equipment itself is the security, and the working capital as a separate facility or buffer. Lenders often look to align the loan term with your lease term, which is one reason to have your specialist look at the lease before you sign it. The right mix depends on your profession, your structure, and whether the fitout is a startup or an expansion.
It varies more by practice type than by size, and your quotes are the real number. Our job is to fund them without draining the capital you need to operate, and to structure the package so the practice starts strong. Over time there can also be value in how the facilities evolve, for example moving working capital into lease arrangements where that suits your tax position. That is a conversation for us and your accountant together.
Fitout. Design, construction and certification: partitioning, cabinetry, flooring, plumbing, electrical, medical gas and compliance works.
Equipment. Chairs and tables, imaging, sterilisation, surgical and diagnostic equipment, practice IT, phones and software.
Working capital. Wages, rent, marketing and running costs while the practice builds towards capacity, so a slow first quarter is a plan, not a crisis.
- Fitout works under a business term loan, sized to the build contract
- Equipment under asset finance, keeping it off your other security
- Working capital as a standalone facility, drawn only if needed

Plenty of our clients talk to us long before a loan exists: weighing a practice purchase, planning a fitout, or working out what their career unlocks. That early thinking costs nothing and is some of the most valuable work we do. And when you are ready to move, it runs like this:
1. Today: talk to a specialist. 15 minutes on the space, the quotes and your plans. No credit check, no cost.
2. Within 48 hours: your lending strategy. Which lenders fit, how the package should be split, and what it costs.
3. Application to approval. We package, submit and chase. Timing depends on the lender and the deal, and you will always know where things stand.
4. Approval to opening. Funds released in line with the build, and we stay your specialist for the lending that comes after.
We had a great experience working with Trevor Knowles from MedX Finance when setting up our practice. He was responsive, clear, and helpful at every step of our equipment loan process — making what could have been complex feel straightforward and well supported.

Book a callYes, and it usually should be, structured as asset finance within the package. If equipment is your only need, without works attached, start at medical equipment finance instead.
Not necessarily. Fitout packages for medical professionals can often be written against the practice and the assets being funded rather than your home. What each lender accepts varies, and that is precisely the selection work a specialist does before you apply.
Yes. Upgrades, expansions and second sites use the same structures. If the refresh is part of buying an existing practice, it is usually cleaner to fund both together: see buying a medical practice.
Often, yes: lenders like the loan term and the lease term to line up. If you have not signed yet, a quick conversation before you do can save an awkward mismatch later.
No. We are paid by the lender when your loan settles, and we are transparent about those arrangements. No cost, no obligation, at any point.
Fifteen minutes with a specialist. No cost, no credit check, no obligation. Bring the quotes if you have them.
We'll contact you within the hour, 8am to 8pm, seven days a week (AEST).
