Home Loans for Doctors

Borrow up to 95% with no LMI. Your medical career is worth more to lenders than the banks let on.

5.0 · 156+ reviews 45+ lenders 2,000+ medicos helped

Doctors in Australia can access home loans with deposits as low as 5%, without paying Lenders Mortgage Insurance. On an $800,000 property that waiver alone can save more than $31,000 (calculation as at July 2026). Lenders offer these terms because medical incomes are stable and grow predictably, and how your income is presented is the critical piece. MedX Finance is a specialist mortgage broker for doctors, with access to 45+ lenders and the policy knowledge to match your career stage to the right one.

Why do doctors get better home loans?

Lenders compete for medical professionals. Your income trajectory is predictable and your long-term value to a bank is high. That competition shows up as real policy concessions: up to 95% LVR without LMI, and income assessed on trajectory rather than just payslips. How your income is presented to the lender is the critical piece, and most banks do not advertise these settings. They are unlocked by knowing which lender applies which policy to which stage of a medical career. That is the job of a specialist.

How much can a doctor borrow with no LMI?

Eligible medical professionals can typically borrow up to 95% LVR with no LMI. On an $800,000 home, skipping LMI at 95% saves around $31,000 (calculation as at July 2026), money that stays in your deposit, your offset, or your pocket.

Do doctors pay LMI?

Most eligible doctors do not have to. LMI waivers for medical professionals are among the most established profession-based lending policies in Australia. Eligibility usually turns on your AHPRA registration, the lender's medico policy, and the LVR you are seeking. Dentists and vets have their own versions: see home loans for dentists and home loans for vets.

Same home. Very different outcome

Deposit. Typical bank: 20% deposit on an $800,000 home is $160,000. The MedX Finance way: 5% deposit is $40,000. Around $120,000 less to get into the same home.
LMI. Typical bank with a 5% deposit: roughly $31,000 in LMI. The MedX Finance way: $0. (Illustrative, as at July 2026.)
Repayments. Longer loan terms available to doctors can lower monthly repayments and free up cash flow while your career builds.
Illustrative examples only, not financial advice. Eligibility, rates, LMI and terms depend on your circumstances and lender criteria.

Am I eligible as a registrar or resident?

Often, yes. Early career is when the advantage is biggest. Many medico policies include interns, residents and registrars with AHPRA registration, assessing your earning trajectory rather than just your current payslip. If you are years from fellowship, you may still be months from a home.

From first conversation to settlement

Plenty of our clients talk to us long before a loan exists: weighing a practice purchase, planning a fitout, or working out what their career unlocks. That early thinking costs nothing and is some of the most valuable work we do. And when you are ready to move, it runs like this:
1. Today: talk to a specialist. 15 minutes on your situation and goals. No credit check, no cost.
2. Within 48 hours: your lending strategy. Which lenders fit your stage, what you can borrow, what it costs.
3. Application to approval. We package, submit and chase. Timing depends on the lender and the deal, and you will always know where things stand.
4. Approval to keys. We coordinate with your conveyancer through to settlement, and stay your broker for the loans that come after.

Frequently asked questions

Do doctors get better mortgage rates?

Often, but the bigger savings are usually structural: no LMI, higher LVRs, and income presented properly. A specialist mortgage broker for doctors will weigh rate and policy across 45+ lenders, because the cheapest advertised rate is frequently not the cheapest loan.

Can doctors really get a home loan with a 5% deposit?

Yes. Eligible medical professionals can typically borrow up to 95% LVR with no LMI. The threshold question is which lender's medico policy fits your registration and stage, and that is exactly what we map in your call.

What is the difference between a home loan and a mortgage for doctors?

Nothing. "Mortgage" and "home loan" are the same product. Whichever word you searched, the doctor-specific advantages (LMI waiver, higher LVR, trajectory-based income assessment) are identical.

Does using MedX Finance cost me anything?

No. We are paid by the lender when your loan settles, and we are transparent about those arrangements. You get specialist access without a fee, and no obligation at any point.

Can I combine medico benefits with other offers?

Frequently, yes. Lender rewards such as cashbacks can often be stacked with medico benefits. You may also be eligible for the 5% deposit scheme, and it is often better to use your medico benefits instead. We will work with you to figure out the best approach for your situation.
